Google Ads for Real Estate Agents 2026: "Sell My House" Costs $150 a Click, "Homes for Sale" $1.51
$149.87. That is the average cost of one click on "sell my house" in the US. Not a lead, not a listing appointment - one visit to a website. Meanwhile, a click on "homes for sale" averages $1.51. Same industry, same Google Ads account, and the price gap is about 99 times.
Below: what Google Ads costs real estate agents in the US and estate agents in the UK, why seller searches are so expensive, where the affordable seller leads are, and how to structure campaigns around future listings. Every number comes from our own Google Keyword Planner pull from October 2026.

In the US, general agent searches like "real estate agent" and "realtor near me" cost about $10-11 per click, while seller-intent searches like "sell my house" ($149.87) and "cash home buyers" ($121.61) are bid up by cash-buyer investors. Buyer searches are cheap ("homes for sale" $1.51) but mostly go to the big portals. The most affordable route to listings is home valuation searches: "how much is my house worth" costs $7.34 in the US and "house valuation" costs $4.63 in the UK. Send that traffic to a dedicated valuation page, track calls and forms, and judge the campaign by cost per signed listing, not cost per click.
What clicks cost: seller, buyer and agent searches
Real estate keywords fall into four clear groups, and the price follows who else is bidding:
- Seller "quick sale" searches ($103-150). "Sell my house", "sell my house fast", "we buy houses" and "cash home buyers" average $121.42 per click across the four. Investors and companies making cash offers dominate here; their margin comes from buying below market value, so they can afford these bids. The searcher often wants speed and certainty, not a listing agreement.
- Agent-hiring searches ($9-18). "Real estate agent" ($10.93), "realtor near me" ($11.01), "real estate agents near me" ($9.65) and "listing agent" ($17.77). "Listing agent" is the most expensive here because the searcher has basically told you they plan to sell.
- Valuation searches ($5-8). "Home value" ($5.54) and "how much is my house worth" ($7.34). These are future sellers at the research stage. About 20 times cheaper than "sell my house", with 37,000 searches a month between the two terms.
- Buyer and navigational searches (under $2). "Homes for sale" ($1.51) is cheap because the portals own this results page with organic listings, so few advertisers bid hard. "Realtor" ($0.23) looks like a bargain with 2.74 million searches a month, but most of those people are looking for realtor.com. Add "near me" and the price jumps about 48 times, to $11.01 for "realtor near me". Treat plain "realtor" as navigational and keep it away from broad match.

The UK market: estate agents and letting agents
The same seller vs buyer pattern holds in the UK, at lower prices. "Sell my house" averages $51.63 and "sell my house fast" $52.87, about a third of the US level. "We buy any house" ($38.63) is the UK version of the cash-buyer cluster. Core hiring terms are moderate: "estate agent" $4.72, "estate agents near me" $6.20, "online estate agent" $7.54.
The valuation opportunity is even stronger in the UK. "How much is my house worth" costs just $2.24 per click with 33,100 monthly searches, and "house valuation" costs $4.63 with 22,200. That is 55,300 valuation searches a month, more than the two US valuation terms combined. A "book a valuation" page fits how UK estate agents already win instructions.
For letting agents, "letting agents" averages $4.45 and "property management" $8.57. Landlord leads usually bring recurring management fees, so they deserve their own campaign and budget rather than sharing one with sales.
Same intent, local language, average CPC in five countries:
| Country | Keyword | Avg CPC |
|---|---|---|
| US | real estate agent | $10.93 |
| UK | estate agent | $4.72 |
| Germany | immobilienmakler | $4.41 |
| Poland | biuro nieruchomości | $1.88 |
| Ukraine | агентство нерухомості | $2.20 |
A US agent pays about 2.3 times more per click than a UK estate agent for the same core search. For the full picture across niches and markets, see our Google Ads CPC by country breakdown.
Budget math: cost per lead vs your commission
Agents earn on closed deals, so the real question is how many leads you need per signed listing and what that costs. Here is a worked example with a $1,500 monthly budget.
Illustrative assumption, not data: assume 1 in 10 clicks becomes a call or a valuation request (10%). We also show 5% and 15% so you can see the range. Your real rate depends on your page, your area and your offer.
| Keyword (US) | Avg CPC | Clicks for $1,500 | Leads at 10% | Cost per lead |
|---|---|---|---|---|
| how much is my house worth | $7.34 | 204 | 20 | $73 |
| realtor near me | $11.01 | 136 | 14 | $110 |
| listing agent | $17.77 | 84 | 8 | $178 |
| sell my house | $149.87 | 10 | 1 | about $1,500 |
For the valuation keyword: $1,500 ÷ $7.34 = 204 clicks. At 5% that is about 10 leads ($147 each), at 10% about 20 leads ($73 each), at 15% about 31 leads ($49 each). The same budget on "sell my house" buys 10 clicks and, at 10%, one lead.
Now compare with your commission. Say your average commission after your brokerage split is $6,000 - replace it with your own number. At $73 per lead, one closed listing pays for about 82 valuation leads. At $147 per lead, it still covers about 41. So the real test is: out of every 40-80 valuation leads, can you turn at least one into a listing that closes? If yes, the campaign pays for itself on ad spend. Valuation leads are early stage, so follow-up matters as much as the ad.

Campaign structure that works for real estate agents
- Separate campaigns by intent. At minimum: Seller valuation ("home value", "how much is my house worth", "house valuation"), Agent hiring ("realtor near me", "listing agent", "estate agents near me"), and, if you do it, Property management or Lettings. Separate budgets stop an expensive term from starving cheap valuation traffic.
- Be deliberate with "sell my house" and "we buy houses". If you test them, put them in their own campaign with a tight daily cap and a page that speaks to speed: an honest comparison of a cash offer vs listing with you. Do not let them run in broad match inside your main campaign.
- Target your farm area, not the whole metro. Use a radius or the towns where you actually list.
- Schedule around when you can answer. There are no emergency calls in real estate. Run call-focused ads when someone can pick up; valuation forms can run around the clock.
- Call assets on mobile. Add a call asset to every search campaign: a call is the fastest path to an appointment.
- One landing page per intent. A valuation page with a short form (address, timeline, contact), a "sell with us" page with recent results in your area, and a lettings page for landlords. Never send all traffic to the homepage or an IDX search page.
- Local Services Ads as a complement. In the US, check whether the real estate agent category is available in your area. Pair it with a strong Google Business Profile.
- Smart bidding only once conversions are tracked. Start with manual CPC or Maximize clicks with a bid cap. Switch to Maximize conversions or target CPA only when calls and forms are recorded reliably.
In the US, Google treats housing as a sensitive category under its personalized advertising policy, in line with fair housing rules. Some audience and location targeting options are restricted for housing ads, for example demographic targeting. Write ads about your services, not about who should or should not live in an area, and check Google's current policy before you launch.

Our data has no job-seeker keywords, but the same trap shows up in another form: "realtor" at $0.23 looks cheap with millions of searches, yet mostly brings people looking for a portal. Cheap clicks that never become sellers are not a bargain. For match types, shared lists and a review routine, see our negative keywords guide.
Tracking: from click to signed listing
Leads arrive as calls and valuation forms; the money arrives months later. Tracking has to connect the two:
- Call tracking. Track calls from ads and from your website separately, with a minimum call length so wrong numbers do not count. Our call tracking guide covers the setup.
- Form tracking. Count a valuation request only on a real submission (thank-you page or confirmed event), not on a page view.
- Import outcomes from your CRM. Mark which leads became appointments, signed listings and closed deals, and send that back to Google Ads. Bidding then learns which searches bring listings. See enhanced conversions for leads.
Common mistakes we see in audits
- Broken or duplicated conversion tracking, so the account "optimizes" towards page views.
- No negative keywords, so ads show for licensing courses, agent jobs and portal names.
- No call tracking, so the phone leads that matter most are invisible.
- One campaign for everything: buyers, sellers, renters and landlords sharing a budget.
- All traffic sent to the homepage or a property search page instead of a page per intent.
- Broad match on navigational terms like "realtor" that bring portal seekers.
Make the valuation page do one job. Ask only for the property address and contact details first, then follow up personally. A ten-question form asks a researching homeowner for more commitment than they are ready to give.
FAQ
How much does Google Ads cost for real estate agents?
In the US, core searches like "real estate agent" and "realtor near me" average $10.93-11.01 per click. Seller-intent searches cost far more ("sell my house" $149.87), while valuation searches cost $5.54-7.34.
Is Google Ads worth it for realtors?
It can be, if you judge it by cost per signed listing. Commissions are large compared with cost per lead, so even a low lead-to-listing rate can pay off. It is not worth it with untracked calls and traffic sent to the homepage.
Should real estate agents bid on "sell my house" and "we buy houses"?
Carefully. These terms average $103-150 per click in the US because cash-buyer investors bid on them. If you test them, use a separate campaign, a strict cap and a page comparing a cash sale with listing.
What is the cheapest way to get seller leads with Google Ads?
Valuation searches. "How much is my house worth" costs $7.34 in the US and $2.24 in the UK, and "house valuation" costs $4.63 in the UK. Send them to a dedicated valuation page and follow up quickly.
How much does Google Ads cost for estate agents in the UK?
"Estate agent" averages $4.72 per click and "estate agents near me" $6.20. "Letting agents" costs $4.45. Seller quick-sale terms are much higher: "sell my house" $51.63 and "sell my house fast" $52.87.
